This NNN Lease investment in Oakland, was marketed for approximately $1.8 Million. The triple net leased property was originally acquired from the NNN commercial real estate developer back in 1997. The NNN lease Investment has approximately 8,112 square feet of leaseable space with this retail property. The Net Lease Property sits on a lot size that is about 32,079 square feet.

The short term net lease presented Equitas Investments the opportunity to buy the NNN property at fair price, lower than had it been a 12 year plus net lease term. As we mentioned above the NNN Lease Investment was marketed at $1.8 Million but the closing price was not mentioned. Also, there was not information as to if the Seller of this NNN lease property was part of a 1031 exchange transaction.

This California triple net leased property is a freestanding building that is currently net leased to CSK Auto Inc. which has the Kragen Auto Parts store in the building. Kragen O’Reilly Auto Parts Company also talked that they would be receptive of renewing the net lease. The net lease property tenant, O’Reilly Auto is one of the largest specialty retailers of automotive aftermarket parts, tools, supplies, equipment and accessories in the entire Country. This Company was founded in 1957, and had previously operated over 1,825 stores prior to the merger with Kragen Auto Parts.

This California NNN Property deal is an absolute NNN lease whereas the Tenant pays all taxes, insurance,and maintenance of interior and exterior of the structure. The Triple Net Leased Property Tenant is also responsible for the parking lot upkeep and paving. The Tenant has expressed interest in a new lease now. O’Reilly Automotive, Inc. had announced the purchase of Kragen – CSK Auto, Inc. on April 1, in 2008. O’Reilly Automotive, Inc. has the Nasdaq Symbol: ORLY.

Many Commercial Mortgage Lenders do not like to lend on Net Lease Properties with very short lease terms. This is why NNN commercial real estate buyers need to be able to pay all cash, or have their Investment Property financing previously arranged from other sources.
